Module 3

Module 4 • Skip Tracing

Skip Tracing: Turn Addresses Into Phone Numbers

This is how you scale cold calling. Instead of manually hunting numbers one-by-one, skip tracing matches phone numbers to your address list so you can move fast, dial more, and book more inspections.

✅ Faster dialing ✅ More contacts per hour ✅ Built for scale

Tools You Can Use to Get Phone Numbers

There are multiple ways to attach phone numbers to your address list. The right choice depends on how fast you want to move and how much you want to scale.

Scale Option

Bulk Skip Tracing

Submit your entire list for manual skip tracing and get phone numbers matched in bulk.

  • Fastest way to scale
  • Saves hours of manual work
  • Ideal for 500–5,000+ records

We’ll cover pricing, accuracy expectations, and workflows next.

Free tools are great when starting out. But if you want to book 3–5 inspections per hour consistently, bulk skip tracing is where scale really begins.

Manual Skip Tracing

How To Use TruePeopleSearch & FastPeopleSearch

If you are manually skip tracing, follow this exact process so you match the correct owner and get the best phone number possible.

Step-by-Step Process

  1. Go to TruePeopleSearch or FastPeopleSearch.
  2. Select the “Address” search option.
  3. Enter the full property address (street, city, state).
  4. Review the results carefully.
  5. Find the owner name that matches your sheet.
  6. Click into that record to view phone numbers.

How To Match Correctly

  • Match the first and last name exactly.
  • Confirm the address aligns with your list.
  • Ignore unrelated relatives at different addresses.
  • Prioritize the most recently updated phone numbers.
📞 CALL EVERY NUMBER LISTED. Do not assume the first number is correct. If there are 3–5 numbers available, call all of them. You don’t want to miss an opportunity because you skipped a secondary number.

If the property owner is 55 years or older, the landline number is often accurate. If a mobile number is listed, that is often accurate as well. Results vary, but your job is to attempt every viable number.

Manual skip tracing works — but it takes time. In the next section, we’ll talk about when manual work makes sense and when it’s smarter to scale with bulk skip tracing.

Module 3 — Monetization Step

Turn Your List Into Dial-Ready Leads (Skip Tracing)

  • Owner phone numbers added to your existing list
  • Ideal for storm areas, absentee owners, aged leads
  • Fast turnaround so you can start calling immediately
  • Upload formats .CSV / .XLS / .XLSX

Next Module: Cold Calling (What to Say + When to Call)

Now that you have a call-ready list, the next step is the part that produces inspections: the conversation. In the next module we’ll break down exactly what to say, how to say it, and how to time your calls so you reach more homeowners.

What We’ll Cover

  • The exact opener (and how to sound natural)
  • How to handle the first 10 seconds
  • How to ask for the inspection without sounding pushy
  • Common objections + quick responses

Best Times to Call

  • Best days/times for contact rate
  • How to test and find what works in your market
  • How to track contact rates inside your sheet
  • How to adjust your call windows weekly
The goal is simple: dial the right list, at the right times, with the right words — and stack inspections.
